Warrenties on Homes for Sale Make Sense
Either the buyer or seller can purchase a home warranty that covers the repair and replacement costs for appliances and other systems in the home being sold. In fact, a home warranty represents a win-win situation, in that it provides peace of mind to the buyer and functions as an effective sales tool for the seller. Unlike an insurance policy, a home warranty covers components and systems such as appliances, plumbing, heating and cooling units in the event they should fail on their own. Coverage for private wells, septic systems and other essential systems can usually be purchased at additional cost. The typical home warranty policy remains in effect for one year after the closing (with a renew option). Home warranties make sense especially in older homes.
